Seattle luxury homes — where the market lives.

Seattle's luxury segment is smaller and more nuanced than the mid-market. Here's how it actually works.

Where Seattle luxury concentrates

The Seattle luxury market clusters in a handful of places. Madison Park, Madrona, and Laurelhurst lead Lake Washington. Magnolia's bluff homes lead Puget Sound. Queen Anne's view homes are tightly held. Capitol Hill's North Capitol Hill mansions trade quietly. Mercer Island and Medina (just across the lake) dominate the Eastside luxury segment.

What drives luxury value

  • View. Above all else. An unobstructed Sound or lake view can double the value of a comparable home.
  • Lot size and privacy. Seattle luxury buyers value lot size and trees more than square footage of house.
  • Architectural pedigree. Homes by notable architects (Olson Kundig, Tom Kundig, Stuart Silk) command real premiums.
  • Build quality. Construction details matter — true plaster walls, real wood floors, custom millwork.
  • Lot location. A bluff lot versus a mid-block lot, in the same neighborhood, can be a 30-50% spread.

How the luxury market behaves differently

Above roughly $3M, the market thins quickly. Active inventory in any given month is small, sales are infrequent, and a high percentage of homes are sold off-market or with limited public marketing. Pricing is harder because comparable sales are sparse. Negotiation is more relationship-driven. Discretion matters.

Working with a luxury agent

Luxury transactions reward experience. The right agent knows the buyers who are looking quietly, has access to the off-market inventory, and has done enough transactions at this price level to set realistic expectations. Heather has handled luxury throughout her career, with particular depth in Magnolia, Queen Anne, and waterfront properties.
