What drives luxury value
- View. Above all else. An unobstructed Sound or lake view can double the value of a comparable home.
- Lot size and privacy. Seattle luxury buyers value lot size and trees more than square footage of house.
- Architectural pedigree. Homes by notable architects (Olson Kundig, Tom Kundig, Stuart Silk) command real premiums.
- Build quality. Construction details matter — true plaster walls, real wood floors, custom millwork.
- Lot location. A bluff lot versus a mid-block lot, in the same neighborhood, can be a 30-50% spread.


How the luxury market behaves differently
Above roughly $3M, the market thins quickly. Active inventory in any given month is small, sales are infrequent, and a high percentage of homes are sold off-market or with limited public marketing. Pricing is harder because comparable sales are sparse. Negotiation is more relationship-driven. Discretion matters.
